Yew Tree Cottage & Lemon Meadow Case Study

Yew Tree Cottage and Lemon Meadow are two adjoining cottages nestled down a quiet country lane in West Sussex. Dating back to the 16 ^th Century, the two-storey timber frame building is faced with red brick on the ground floor, with fishscale tiles above and a hipped tile roof.

While the two separate cottages are independently owned, both cottages required extensive restoration works, including the replacement of the entire timber roof structure, a new party wall firebreak between the two properties and further extensive internal and external refurbishment works.

Luckily, Yewtree Cottage is owned by local builder and building restoration expert Steve Bailey, who purchased the building in 2018.

Following consultation with the local Conservation & Heritage Officer and having sought Listed Planning Approval for both buildings, restoration works got underway in 2019.

Steve was determined to restore both properties to the highest of standards, and this is evident throughout the entire build process, with an exceptional attention to detail that would impress even the most austere Conservation Officer.

One particular area of the project where Steve’s craftsmanship has impressed, is in the installation of a new cast iron rainwater system.

Steve opted for a traditional cast iron guttering system, purchased from Metal & Glass Ltd. Although the original half round guttering was smaller it was not able to cope with the heavier downpours which are more common today. As such, Steve decided that whilst he would retain the original profile shape, he would use this opportunity to increase the size to 6” (150mm) to offer a more robust defence against the elements. The guttering was served by a number of 3” (75mm) round rainwater pipes, each offering a 3 litres per second discharge rate. In addition to the main gutter and pipe profiles, Steve was able to utilise a wide selection of fittings such as angles, bends and drops to ensure that the new cast iron system, not only looked right but functioned effectively.

As much of the original system had perished and was removed during the roofing works, Steve faced a major challenge in that there was no starting point for the new cast iron. Setting the level and making sure the fall and flow of the guttering was correct was something that could only be overcome using all his years of experience and knowledge.

Furthermore, and typical of a building of its age, none of the house walls are straight. Therefore, perhaps an even greater challenge was how to get the guttering to follow the curve of the roof and walls.

To overcome this Steve built an oak facia with individually made support soffit braces of varying thickness, which were spaced out to allow the cast iron gutter brackets to be attached. He also constructed support brackets for the downpipes to exactly match the soffit overhang. While this proved to be a painstaking process, it ensured a flush, stylish appearance.

Steve’s attention to detail extended beyond simply ensuring everything was neat and level. To achieve the high level of finish that he was looking for, the oak support braces for the soffit and downpipe supports were given a bevelled edging – providing a stunning finishing touch.

Another example of Steve’s high-quality detailing was to ensure that the exposed internal timberwork, to which the fixing bolts for the guttering were attached, looked tidy. As such he opted to drill the fixing holes from the inside out so that the bolt heads were internal facing. Undertaking this in such a way required absolute precision to ensure that the brackets and their fixing holes aligned exactly.

It is these small, yet highly technical details, which has impressed the Conservation Officer at every stage and is testament to the skill and craftsmanship of Steve Bailey and his talented team. The end result - a beautifully restored 16 ^th Century home with a skilfully installed, stunning cast iron rainwater system.

There is no doubt that replacing a cast iron rainwater system on traditional properties such as these, can present significant challenges. Too often original cast iron rainwater systems are replaced by inappropriate modern materials because of the effort required to get the job done right. However, by combining the right choice of material along with a competent and skilled contractor, buildings such as Yew Tree Cottage and Lemon Meadow can not only retain a traditional appearance but will have a rainwater system that will protect the structure well into the next century.

Ever since there have been domestic dwellings, there have been methods devised to carry away rainwater from the roof to protect the fabric of the building. Indeed the first recorded rainwater pipe was erected in 1066 at the Tower of London to protect its newly whitewashed walls.

However, the use of gutters and downpipes remained relatively uncommon up until the 18th century, when houses relied heavily on broad-spreading roofs to shed water clear of the walls and foundations.

The idea behind a rainwater system is relatively simple. In general, rain is collected into a gutter, taken down to the ground via vertical pipes (downpipes) and then into the ground via a collector (gulley) before disposal in a drain or soakaway.

Today, you can still see evidence of those early cast iron rainwater systems, which have stood the test of time and provide an aesthetic reminder of what is possible when it comes to the architectural individuality of a building. Whether you live in a period property or a new build home, there is simply nothing that comes close to the quality, style and timeless design that cast iron rainwater systems can offer.

BEFORE YOU BUY

When it comes to buying your cast iron rainwater system, cast iron guttering, cast iron hopper heads and cast iron brackets, you should seek professional advice to ensure that you get the correct size, quantity and style.

In areas of the UK where we experience a lot of rain (which to be fair is most of the country!) and/or properties that have a steep pitched roof, you may require a larger cast iron gutter section and a greater number of cast iron downpipes. Cast iron gutters are available in a variety of sections, the most common being a simple half-round, with the more intricate, Ogee, used more on classic and older-style buildings. The cross sectional area of the cast iron gutter determines its ability to cope with the water shed from the roof. If in doubt which cast iron system and individual components you require for your home, speak to a friendly Metal & Glass cast iron expert, who will be able to advise you on the best option for your home.

As a general rule, for every 10msq of roof you will need 700mm cross-section of cast iron down pipe. It is always advisable to split your long runs and have two or more cast iron downpipes, as opposed to relying on a single one.

If you absolutely must have a single cast iron downpipe then it needs to be placed at the centre rather than at the end of a run. The maximum distance between downpipes should never be more than 12m and the fall of the cast iron gutter should be no less than 1 in 500 (approximately half an inch fall for every 10 horizontal feet). Of course this assumes that you have perfect alignment, with no sagging pipes.

It stands to reason that the greater the fall, the faster the gutter will empty.

Shoes and elbows divert water away from the base of the wall and in to a gulley set into the ground. A leaf trap is particularly important if there are trees in the vicinity, which will be true of most houses, as you’ll be surprised just how much debris that can be washed off a roof.

Make sure that every element of your cast iron rainwater system is functioning as it should as just one wek link in the chain can cause problems, especially in heavy rains. Be sure that all your gullies discharge into one or more suitably-sized soakaways, or a proper storm water drain. Draining into a foul water sewer should be avoided if at all possible.

WHAT TYPE OF RAINWATER SYSTEMS ARE AVAILABLE?

Cast iron is the oldest, and arguably the best, although uPVC is the most commonly used (mainly due to lower costs), with aluminium and copper systems typically used for more specialist projects.

Cast Iron

Cast iron rainwater systems were introduced in the late 18th century as a mass-produced alternative to lead. The use of cast iron enabled eaves gutters to be installed much greater simplicity. By the mid 19th century cast iron was by far the most popular rainwater material, with lead systems occasionally used for down-pipes and ornate hoppers. As a result, most period style buildings still to this day have cast iron rainwater systems.

Cast iron pipes, iron gutters and their cast iron brackets and fittings offer a highly distinctive and aesthetically pleasing and incredibly durable option. Preserving and maintaining an original rainwater system greatly contributes to the external character of a property. Victorian and Edwardian cast iron hopper heads often display a date, initials or a coat of arms, all of which add to the architectural value of the property.

Cast iron rainwater system repair

If you’re undertaking a building renovation project and need to replace old faulty rainwater systems, then you should seriously consider replacing what’s already there, like for like - even if this is not a stipulation of planning approval. Cast iron is perfectly suited to traditionally styled new build projects as well, a new house trying to attain a certain style can be easily ruined in an effort save a few pounds on the rainwater goods.

It is not always easy, however, to find an exact replacement for particular profiles or styles, and sometimes the only solution is to create replicas. In sensitive projects where historical gutters simply can’t be removed, it may be necessary to copy a pattern in situ using a template.

Installing cast ion rainwater systems:

Joints in cast iron down-pipes don’t need sealing because the upper pipe runs inside the socket of the lower pipe, preventing leaks, and an unsealed pipe will be easier to dismantle and repair in the future. Gutters, on the other hand, must be sealed. In the past, joints were caulked using red lead putty, but this has now been replaced by low-modulus silicone sealants. The sealant is spread evenly within the gutter socket before placing the gutter spigot into the socket and bolting them together with stainless steel or zinc-plated screws and washers. Wall fixings should always be made of stainless steel, as rusting steel buried in masonry can cause the wall to crack. Once the installation is complete, it should be tested using a hose or watering can to check there are no leaks and that the walls remain dry.

Repairs

Cast iron is a strong material which, if correctly designed and maintained, can be one of the most durable elements of the building fabric. However, if the protective paint layer is neglected, the underlying metal will rust and eventually fail. Traditionally, cast iron was protected using lead based paints so watch out for this if you are working on an old house as lead is highly toxic.

Today the most popular are alkyd-based oil paints which are applied in two coats over a zinc-rich primer. Three top coats may be necessary in aggressive environments such as coastal areas. When repainting, make sure all areas of paint that are in poor condition are properly covered; patches of missing paint should be primed and re-primed before painting.

Particular care should be taken when dismantling sections of guttering because cast iron is a brittle material and joints must not be forced.

If the rainwater goods have been badly neglected it may be necessary to remove all the paintwork and rust by carefully shot blasting the surface to strip it back to the bare metal. Only then can the condition of the metalwork be examined to determine the level of decay. It is always advisable to at least record the colour of the old paint so it can be restored to its original colour.

uPVC (Unplasticized Polyvinyl Chloride)

Overwhelmingly the most popular, uPVC is inexpensive, durable, and easy to install.

Early plastics tended to get brittle on exposure to sunlight, lose their shape, sag, and discolour. All these disadvantages are still present to some extent with modern uPVC fittings but much less so with the coming of vinyl. Manufacturers now claim a 25-year lifetime, with a range of colours using specialised paints.

Despite these improvements, uPVC still looks insubstantial, has little intrinsic architectural ‘character’ and expands with heat, making it unsuitable for very long runs. It is however attractive on the grounds of cost and ease.

Installation

uPVC is easy to install. Start with the positioning of the downpipes over the gulleys. Vertically above these at eaves level, positioning your running outlets is the next job. These should be the lowest points on the gutter run. You can judge this level by erecting a tight string line along the whole length of the fascia. If your run is very long you may need to support the string in between to keep it level.

Fix a bracket 150mm from the first running outlet; go to your furthest point, or the next running outlet and place another bracket there. It may help now to tighten the string between these two brackets. Next fit brackets at the distances suggested by the manufacturer, remembering to use more screws or smaller distances between brackets if you have a snow load to cope with. Usually, fascia brackets are fitted at about 800mm centres on straight runs.

Straight couplers join lengths of actual guttering to each other and stopends are fitted at the uphill ends. Stopend outlets are used where you have a downpipe at one end of your gutter.

Angles and stopends should have a fascia bracket within 150mm of the fitting.

Cut the gutter to length up to the marked cut line at the gasket/seal joint to allow for expansion and, after lubricating the seal well with silicone spray or washing up liquid, push it firmly into place. Start at the outlet, insert the back edge first up and under the retaining clip, then push down until the font clicks firmly into place. Now add a straight coupler and repeat the process.

Fit the downpipe to the wall at approximately one metre centres (spaced evenly) and fit an elbow or shoe to get the water safely into your gulley. It’s possible to run the pipe itself into the gulley but this makes cleaning difficult whereas a shoe can easily be removed to get your hand down the drain. Some people leave shoes and elbows out but they’re important, especially in windy situations where water can be blown from the open end of the pipe against the wall.

Test as before with a watering can or hose, watching for drips.

ALUMINIUM

More expensive than uPVC, it’s durable, looks great, takes paint well, and is easy to install, but by a professional. Unlike iron or steel, aluminium won’t rust and many companies supply it pre-painted. I use this system more than any other because it can be created on site from the back of a van to any desired length in one seamless, continuous length. The absence of joints is a massive plus for future maintenance (or lack of it!). Apart from periodic repainting, this system is virtually trouble-free apart, perhaps, from renewing any sealants at the few seams every few years. Aluminium, is, however, a soft material and dents easily if you lean ladders against it. In high-wind situations is can also emit a strange ‘moan’. But these are small disadvantages compared with the many plusses.

COPPER

This expensive material takes rainwater disposal to new heights. Copper rainwater goods become an integral part of the architecture and look like nothing else. Far from trying to hide these fittings, many people actually feature them. Because copper gutter profiles can be bigger than other materials it is also possible to get away with fewer downpipes.

Unfortunately copper is expensive to buy and install because there are few tradesmen competent to handle it. Skills required include the ability to join and solder the system elegantly and effectively, avoiding stains from finger marks (using clean gloves all the time), and avoiding burn marks from heat sources. Over the years a copper system oxidises naturally to a pleasant dull green but at first it can look rather ‘bright’ for some tastes. Some companies treat the copper so it remains bright for longer but all copper will tarnish eventually. Given the high cost, this will always be a specialist buy even though it’ll outlast any other metal system.

MAINTAINING YOUR RAINWATER SYSTEM

Neglecting a property’s rainwater disposal, whatever material it’s made from, can cause serious structural deterioration, especially if the building is old. Regular inspection could prevent the need to spend hundreds of pounds at a later date dealing with dry rot in timber roof trusses, damp penetration of walls, or a flooded basement or ground floor because of a blocked drain.

Maintenance checklist:

Remember to take great care when working at heights. If you have lots of work to do, hire a tower. If in doubt, get professional help.

Regularly clean out gutters and check that downpipes are clear. This should be done at least twice a year but more often if you are surrounded by trees. The best time to care for your guttering is after all the leaves have fallen. You may also need to go out one day when it’s raining hard, to spot signs of leaks and overflows.
If there seems to be a blockage, scoop out the rubbish using a trowel, then flush the whole length of the gutter with a hose. Don’t flush debris down the pipes.
Run a hosepipe into the open end of the downpipe up top and ensure that water flows through. If you can, try to catch the water as it flows out below so that the gulleys don’t block with the flushed-out rubbish. If water backflows up the downpipe, try stuffing the hose down to unblock things. If this doesn’t work, use a thin cane or long stick to work things free. To prevent further problems install a cage into the top of the downpipe or even consider a mesh cover for the whole length of the affected gutter.
Check that all hopper heads, flat roofs and drainage channels are clean.
Clean polyester-coated surfaces with a warm, mild detergent. Never use abrasives.
Check that wire gutter meshes are still in good order.
Clean out gulley traps and run a hosepipe down them for a few minutes until they run freely.
Check all gutter brackets and fixings at least once a year. Snow or ice loads, or ladders leaned against them could have loosened them.
Check the fall of your guttering if it looks as if it’s sagging. If there’s less than 5mm of water sitting in a pool anywhere, don’t bother to do anything. If there’s more, try fitting additional supporting brackets. These can often take out the slight sag and reduce the pooled water depth. If the sagging is at all severe it’s best to take out the affected section and, using a string line, to re-install with properly aligned brackets.
Cracks in plastic guttering aren’t worth repairing. Replace the damaged part. Take great care when replacing long lengths of even plastic (lightweight) guttering. Get help if in doubt.
Leaking joints. Metal guttering joints need cleaning off and fresh metal putty or sealant inserted before replacing and tightening the bolts. Unfortunately, removing or even doing work on one section of cast-iron guttering can put stresses on the rest of the run, producing leaks elsewhere.
Plastic guttering joints can leak too. Release the affected joint, possibly a nearby supporting bracket too. Try cleaning the gasket thoroughly with detergent and then, after carefully lining up both sections, with the upper section covering the gasket, press firmly into place leaving a 5mm gap for longitudinal expansion. If the gasket is worn, replace it or, after thorough cleaning, create a new one using three beads of mastic.

Products For Heritage Buildings

Paul Trace, Director of Metal & Glass – a leading supplier of cast iron rainwater systems, highlights the importance of replicating period features in the design of new products for the heritage market.

There are some half a million listed buildings in the UK, with an upward trend in converting barns into domestic or office dwellings. , the heritage property market is still buoyant in the UK. In fact, any building standing empty whether it’s an old mill, post office or even a disused train station has potential to a property developer and are snapped up for renovation regardless of its shape or practicalities.

With any listed property it is imperative that any alteration or renovation meets regulations which may require the expertise of a Conservation Officer from the Council or English Heritage to oversee the project. Even when period properties aren’t listed, renovations or alterations should still be sympathetic to the building’s original architecture.

For example, the majority of Victorian or Edwardian buildings have cast iron gutters, downpipes and hopper heads that should be preserved as part of the buildings heritage and original character. Decorative features like cast iron hopper heads, or cast iron rainwater heads as they are more commonly known, are especially important to the architectural value of a property as it is often an indication of the building’s age by displaying either a date, coat of arms or initials.

Therefore, before making any alterations or renovations to a period property it should be a priority to consider whether external features like the rainwater system can be restored. If however, the external feature is beyond repair then ideally it should be replaced with the same material as conservation bodies such as the SPAB (The Society for the Protection of Ancient Buildings) would generally suggest.

Sourcing the right materials for alterations and renovations that meet regulations is essential however, this can pose a problem, especially if the material is no longer manufactured. For example, rainwater products or gutter brackets would have been manufactured at a foundry situated in the same vicinity as the property. Unfortunately the majority of local foundries no longer exist, making it more difficult to obtain a particular profile.

Metal & Glass have taken this into consideration and have produced a number of traditional cast iron gutter and down pipe profiles that replicate original period designs. This includes profiles that are also specific to regions.

Even with this variety of profiles, sometimes an unusual shape means a bespoke piece has to be cast. This happens frequently with ornate decorative features such as a hopper head as finding a reproduction of an original design is virtually impossible. Where there is only one surviving hopper head, cast iron foundries can replicate the original to produce a matching pair. This skilled process is achieved by hand carving the decorative pattern onto wood supported by a rigid framework and then pouring resin into the carving.

This proves that every aspect of the exterior of a period building has historic value. It is important that further investigation into restoring the original feature is carried out or a heritage product that replicates the original design in the same material is sourced.

Heritage building products offer huge benefits, not only are they in keeping with the original architecture but they are often more durable than off the shelf products. For example, cast iron is renowned for its longevity hence the number of historic rainwater systems still functioning.

As mentioned earlier the trend of converting disused buildings and the popularity of loft conversions has created a demand for specialised heritage products. Adapting these buildings has become a sensitive issue especially when the property has historic value. Most alterations have to meet strict conservation regulations, which can often present huge challenges to the developer especially if the property was never intended for domestic purposes.

One of these challenges is introducing natural light into the property, which is why a rooflight is an absolute godsend. Ironically rooflights were introduced by the Victorians to introduce light into agricultural buildings during the 19 ^th century. Now, everywhere you look rooflights are used as an ideal design solution to convert roof areas into functional living quarters.

Due to the rooflights ability to introduce an even distribution of light to large low-level structures discretely but effectively, they are a popular option when a converting building such as a barn. In most cases agricultural buildings are situated in conservation areas and are often listed. A period property that is undergoing a loft conversion may also be located in a conservation area or if listed, will have to adhere to heritage regulations. Therefore if a rooflight is going to be introduced it has to meet the conservation specifications of that particular area or type of building. Matthew Slocombe of SPAB (Society for the Protection of Ancient Buildings) advises:

“Domestic conversions are not always suitable for old farm buildings. Where it’s the only way to secure an old barn’s future, ensuring the detail of the conversion work is sympathetic will be crucial to the scheme’s success. Sympathetic detailing is also likely to be a condition of consent, if the barn is listed or in a conservation area. New openings should generally be kept to a minimum and should be of a simple form that respects the farm building’s character. If rooflights are needed the Local Planning Authority will normally require a flush-fitting type.”

The requirement of a rooflight to sit flush is the main difference between a normal rooflight and a conservation rooflight. As a result of the strict regulations, conservation rooflights have become a recognised heritage product that is often suggested by organisations such as SPAB and English Heritage. It is also a common requirement that there is a minimum amount of visual framework especially when rooflights are linked together. In these cases steel conservation rooflights are ideal as they are made specifically to provide slender sections which are unobtrusive.

As pointed out earlier, new openings should be kept to a minimum within a barn conversion. However, given that rooflights let in vast amounts of natural light this shouldn’t pose too much of a problem. Sunspots are another product that can be used in a conservation environment to further enhance natural light but again, is not allowed to be obtrusive to the architecture.

Even though conservation products replicate traditional designs they can benefit the property with their insight into modern day requirements. Most materials and products now have to boast themselves to be energy efficient or sustainable in a bid to reduce carbon emissions. For instance, a conservation rooflight is energy efficient due to the amount of natural light it introduces.

“The SPAB has always felt that, with respect for historic fabric, and use of good design, craftsmanship and traditional materials, it is often possible to add to an old building imaginatively and sympathetically,” concludes Matthew Slocombe of SPAB.

Leaking gutters?

At some point most of us will have encountered leaking gutters. The most common cause for this problem is that debris, from falling leaves, moss, dirt etc, builds up over time to create blockages, which prevent water from passing through the guttering system effectively. This then causes the water to spill over the sides of the gutter, and can even lead to the gutter to splitting due to the excessive weight of standing water and debris.

Poor installation

Another common cause of leaky gutters is dodgy installation! We often visit sites where customers’ do not have the correct pitch on their guttering to allow the water to flow into the downpipe. In the absence of a slight fall to allow water to drain effectively, standing water will pool and put pressure on the gutter joints and gutter clips. This will not only cause potential overflow problems, but it may also cause the gutter to split or crack under the weight of the water.

Deteriorating joints

Over time, it is likely that gutter joints may wear down and deteriorate. As gutter joints begin to perish, their effectiveness in providing a sealed joint between two sections of guttering is reduced, meaning rainwater can leak at the gutter joint. Some gutter materials expand and contract with fluctuations in temperature, and as this happens it may weaken the joint seals.

Holes in gutters

As gutters wear over time, occasionally holes can form within gutter runs. This can be due to corrosion, general wearing down of the gutter material, or perhaps even sharp objects falling and damaging the guttering. When holes form within the gutter, they become less effective and in the worst cases, completely unfit for purpose.

Problems associated with gutters leaking

If your guttering has a leak or multiple leaks, there are several issues that can arise. These can result in both structural and aesthetic problems. When gutters leak, water will not pass through the guttering system effectively, and the water will instead run and pool elsewhere.

When gutters are not working effectively, water can pass over the roof and fascia. This can often result in wooden structural elements becoming damp and rotten and can cause structural instability. If your gutter is leaking due to poorly installed guttering, the gutters will require readjusting to ensure there is a fall angled towards the rainwater outlet. This will allow the rainwater to travel more efficiently through the gutter system and prevent future leaks from occurring.

How to repair leaking gutter joints

If your gutter is leaking due to poor joint connections, this may be a relatively easy fix. Firstly scrape out any dirt and debris from the gutter joint, and make sure it is dry. Then, simply apply some gutter sealant into the joint, and squeeze the gutter pieces together to ensure a strong connection. If your guttering is connected with a union clip, this may need replacing if it is broken or damaged.

How to repair leaking gutter ends

If your guttering is leaking at the end of a gutter run, this is likely to be because the stop end is damaged, or has come off. If this is the case, simply install a new stop end at the end of the gutter run and the water should be diverted into the downpipe.

How to repair holes in gutters

If your guttering has small holes in causing the gutter to leak, they can be easily filled in with roof and gutter sealant. If the holes are slightly larger, opt for a glass-fibre filler, or alternatively replace the gutter section completely. If your gutter is manufactured from cast iron, and rust is starting to occur, this can cause damage and eventually form holes. To repair rusted gutter sections, smooth off the patch or rust with a wire hand brush, before applying a coat of metal primer, followed by paint.

This guide will give you an overview of the different guttering types available, how to maintain them and how to fit them yourself, so you can choose the right option for your property.

Which type of gutter do you need?

The type of gutter profile you’ll require for your build will largely depend on the style and age of your property. A popular choice in the industry, half-round gutters are a good fit for both contemporary and traditional buildings. They’re instantly recognisable, featuring a half cylinder, which is open at the top to collect rainwater.

Properties constructed in the Victorian era often benefit from ogee gutters, as these add an air of tradition and authenticity to buildings. If you’re working on a refurbishment project, it’s a good idea to consider a deep gutter that will hold more water. This is strongly advised in areas affected by high levels of rainfall. For a more modern structure, box gutters provide a great finish. They have a larger capacity compared to other types of guttering, and their rectangular shape is popular for stylish builds.

There’s an abundance of choice when it comes to guttering materials too. There are pros and cons to using aluminum, plastic, stainless steel, copper and cast iron, but the main factors to consider are the type of building you’re working on and the look you want to achieve. Of course, at Metal & Glass we only sell cast iron rainwater products so for the purpose of this article we will focus on this kind.

Understanding the parts of a guttering system

Alongside the main gutter channels that we’re used to seeing on building fascias, guttering systems are made up of a variety of specialist parts. From running outlets to gutter clips and shoes, there are many important pieces to navigate when installing a guttering system.

Gutter

One of the most recognisable parts of a guttering system, gutters collect rainwater and channel it away from a building via a downpipe. Gutters are available in different profiles, including half-round, ogee, deep and box.

Gutter angles

Gutter angles support the gutters around the corners of a property.

Gutter union

A gutter union is used to connect separate lengths of gutter. Unions are fixed to the fascia board and provide additional support to the joint.

Stop ends

Stop ends are used to cap off the gutter to prevent water from escaping. You’ll find both internal and external options available on the market.

Support brackets

Support brackets are also known as gutter clips. They’re screwed into the fascia to keep the gutter in place and can also be used to secure the downpipe to the wall.

Running outlet

Running outlets are installed to create a channel to connect the gutter to the downpipe.

Offset bend

Offset bends are angular pipes which enable guttering to travel from the fascia to join the downpipe. The angle of the offset bend allows a flush fit with the exterior wall.

Downpipe

A downpipe carries rainwater from the roof to ground level drainage.

Downpipe connector

A downpipe connector is simply used to connect two lengths of downpipe together.

Downpipe branch

Similar to a downpipe connector, a downpipe branch also connects two pieces of downpipe together, but a branch connects them at an angle.

Downpipe shoe

A downpipe shoe is fixed to the bottom of a downpipe to direct water into a drainage system. They’re commonly used when the downpipe doesn’t flow directly into a drain and are not necessary for every guttering system.

How to choose the right gutter sizes

Before choosing and installing a rainwater system you need to know it can cope with the water fall from your roof. A gutter that is too small will block easily and spill water out, while a system that’s too big will look bulky and unattractive.

Begin by measuring the area of your roof. You can generally calculate the square footage by using a tape measure. If you have a gable-end roof then you only need to know the measurements of each slope. A more complex roofing structure will take longer to measure as you’ll need to find out the surface area of each individual surface.

You must factor in the pitch of your roof too – the steeper the roof, the more rainwater the guttering will need to catch. A spirit level and tape measure can be used to determine the roof pitch factor, which will allow you to choose a guttering system that’s a perfect fit to your property.

Understanding gutter fall and flow

While its primary task is to catch rainfall from the roof, gutters also need to drain water away relatively quickly. The flow rate of a gutter system varies from profile to profile, but it’s also affected by installation and position. Gutters should be installed with a fall, (the amount by which the gutter drops to allow water to drain away). This is usually at a ratio of 1:500 meaning that for every 5m of guttering, the gutter falls 20mm. This is to ensure water does drain into the downpipe and does not stagnate.

How much does it cost to install new guttering?

The cost of guttering very much depends on the size of the property or the lengths of guttering and downpipe required. In addition, a variety of factors to consider when budgeting for a new rainwater system should include the condition of the existing fascias, roofline access and the type of property you’re working.

Installing a new rainwater system often requires the erection of access equipment, the removal of the existing system, and the supply and fit of the new guttering. This means the estimated cost will vary depending on roof design and access problems.

Gutter maintenance advice

At Metal & Glass we only supply cast iron rainwater systems as we believe they offer not only the best aesthetics, but will also last a long time. Despite the longevity offered by cast iron, it is advisable to inspect your guttering at least twice a year – more if it’s close to trees or in a coastal area.

When checking over the guttering, inspect the downpipe thoroughly as a blocked downpipe can cause issues with drainage. It’s common for leaves and general debris to accumulate here, so it’s worth checking that it remains clear. You’ll also need to check that the joints haven’t weakened over time and that there’s no corrosion hidden under rust or gutter debris.

When inspecting your gutters you should also check the outlet capacity. Older systems may need updating in order to cope with the amount and intensity of rainfall we see in the UK. If this is the case, you’ll notice the guttering system is failing to drain efficiently or over-spilling due to the volume of water.

How to clean your gutters

To ensure the maximum lifespan of your gutters, one of the easiest things to do is ensure they are regularly cleaned. This will keep them performing well, save you money on repairs and keep the exterior of your home clean and tidy.

Conducting an inspection of your gutters provides a good opportunity to clean them too. A stable ladder, protective gloves and a layer of tarpaulin are required for this job, and once you’re set up you can remove debris from the roof and gutters.

How to fix a leaky gutter

If one of your inspections does uncover a problem, it doesn’t necessarily mean you have to call in the professionals. Gutters can leak for a variety of reasons including blockages, joint issues and incorrect installation.

Gutter guards

If you find you are getting a regualr build-up of debris or are experiencing problems with insect infestation, you should consider investing in a gutter guard. Guards are placed above or into the gutter, and prevent leaves and big items of debris from entering the guttering system. They’re not visible from the ground so won’t compromise the look of your property. They are relatively inexpensive and can be a big help in reducing debristhat can build up in gutters.

Even if you install gutter guards it is important to continue to clean and inspect your guttering regularly.

How to choose the right gutter materials for your project

There are three main factors to consider here - the location of the building, the type of building, and the look you want to achieve with the guttering. The main types of guttering material are as follows:

Steel guttering

Steel offers a low-maintenance option that is easy to install. Steel is coated on both sides by a strengthened magnesium zinc alloy, which protects it from erosion and makes it incredibly durable. Steel is also an excellent choice for coastal locations when its surface is given an additional anti-corrosive paint coat for a scratch-resistant finish.

Aluminium guttering

Many people choose aluminium for their guttering due to its high strength and low weight. It is also highly durable and weatherproof. For these reasons, it will maintain optimal performance over its lifetime, providing great value for money. Aluminium guttering can also provide great visual appeal.

Plastic guttering

If you want a low cost guttering system, plastic is a great choice. Plastic is easy to install, and can withstand extreme temperatures and weather conditions without becoming damaged or worn.

Plastic is not particularly environmentally friendly and won’t necessarily be suitable for traditional properties, conservation properties or Listed buildings.

How to choose gutter profiles

There are a number of different profiles available within roofline guttering, from more traditional styles to more contemporary styles, and other profiles that have been designed specifically for efficiency.

Half-round gutters

Half round guttering is one of the most popular guttering profiles available. As simple as the name suggests, a half-round gutter consists of a half cylinder, with the open side facing skywards. Half-round gutter profiles are perfect for both traditional and more contemporary properties, as they provide a simple and uniform profile with smooth curves that allow any rainwater to run smoothly down and into the centre of the gutter channel.

Ogee gutters

The ogee gutter profile is another popular guttering profile designed with a number of curves, often described as an S curve. The name Ogee comes from “old gothic”, the design of guttering that was most popular in the Victorian era. The Ogee gutter profile has been designed to replicate the gutters used in the 19th century, so are most suitable for traditional and period buildings, but can also be used to add an air of tradition and authenticity to more modern buildings.

Deep gutters

Deep style gutters are designed specifically for areas in which the levels of rainfall or water run off are higher than average. Deep style gutters are very similar to half-round gutters, but just with a deeper channel, meaning more water can be held within the gutter system. These deep style gutters are particularly useful on refurbishment projects, domestic buildings in areas of high rainfall, and buildings with large roof areas.

Box gutters

Box gutters are also often referred to as square gutters or trough gutters, and consist of a 3 sided rectangular channel. The straight and angular design means that box gutters are particularly suited to projects that already incorporate angular features, such as contemporary styled apartment blocks and outbuildings. The design of box gutters also means that they have a larger capacity than other guttering profiles, so box gutters can be used in areas of high rainfall or water run off without any issues.

The preservation of rainwater systems

Paul Trace, Director of Metal & Glass Ltd explains why the preservation and maintenance of cast iron rainwater systems is so important to the external appearance of a property.

The majority of old buildings have cast iron gutters, cast iron down pipes and cast iron hopper heads, which need careful and regularly maintenance to ensure that the heritage and original character of a building is preserved.

Edwardian and Victorian cast iron hopper heads, or cast iron rainwater heads (as they are commonly known), were used for more than simply collecting rainwater. They were often a way of personalising or identifying a building, and were usually embossed with markings such as a coat of arms, an emblem, initials or a date. Today these cast iron products remain part of the historic fabric of the UKs architecture, and provide a useful way to effectively date a building.

While cast iron rainwater systems are extremely robust, they will require maintenance to ensure they remain in tip top condition and protected from structural deterioration.

It is often possible to replace a failed section rather than the entire cast iron rainwater system. In this instance The Society for the Protection of Ancient Buildings (SPAB) recommends that where cast iron rainwater sections are beyond repair, replacements are made of the same material as the original. This would typically be cast iron or sometimes lead with older buildings.

However well meaning this advice may be, due to the fact that cast iron has been used since the 19 ^th century for gutters, downpipes and rainwater features, it is not always possible to source an exact match. Traditionally, replacement parts for cast iron rainwater systems were sourced from a local foundry, who would be able to match a particular pattern given to a city or county. Unfortunately most local foundries are long gone, making it rather difficult to obtain a particular profile. There are, however, a wide range of traditional cast iron gutter and downpipe profiles, which, while generic in style, are sympathetic to the architectural needs of an historic building.

If a section of your rainwater systems has been damaged over time by the weather, it is possible to take the damaged section to a foundry, who should be able to shot blast the section back to the bare metal. The section can then be repainted (it is worth taking note of the original colour before shot blasting takes place) and restored back to its original state. The same applies to all rainwater systems, including cast iron hopper heads, cast iron guttering, cast iron brackets, and cast iron downpipes.

Cast iron foundries should also be able to replicate original designs of cast iron hoppers and other decorative ironworks to produce matching pairs where required. This is however a highly skilled process, which is achieved by hand carving the decorative pattern onto wood supported by a rigid framework and then pouring resin into the carving. Once the resin is hard it is taken off to produce an exact cast into which the molten iron is then poured to produce an exact replica hopper head.

When it comes to replacing entire rainwater sections, this work should always be carried out by a competent professional and things like site access, potential hazards and fixing locations need to be carefully considered. Before installing any new cast iron rainwater system, rainwater goods should be carefully painted and primed to avoid rusting and prolong the life of the new system.

Once you have replaced or repaired any failed sections it will still require regular inspection and maintenance, as you would any other part of your home. It is recommended that this takes place every six months.

The Importance of maintaining and preserving cast iron rainwater systems

In England, rainwater systems have been used to drain roofs at least since 1066 when a rainwater pipe was erected at the Tower of London to protect its whitewashed walls. It is also known that the ready availability of recycled lead following the dissolution of the monasteries in 1539 promoted a sudden increase in their use, as illustrated by the number of hopper heads displaying heraldic designs and dates from that period.

Nevertheless, the use of gutters and down-pipes remained rare until the 18th century, and most houses relied on broad-spreading roofs to shed their water clear of the walls.

Cast iron rainwater goods were introduced in the late 18th century as a mass-produced alternative to lead. As well as being easier to produce, the material enabled eaves gutters to be installed much more simply, since lead could only be used in this location as a lining for timber gutters. By the mid 19th century cast iron predominated, although lead continued to be used occasionally for down-pipes and ornate hoppers in the various revivals of gothic and medieval styles of architecture, particularly on churches. As a result, most old buildings now have cast iron rainwater systems which should be preserved and regularly maintained. Not only are they part of a building’s heritage and character, butthey also keep water out of its fabric, and they are therefore vital to its structural integrity.

Cast iron pipes, gutters and their fittings have a highly distinctive appearance due to the texture of the material, its thickness, and the quality of the cast components. Preserving and maintaining an original rainwater system contributes immensely to the external character of a property. Decorative features like hopper heads, or rainwater heads as they are also known, can add further interest and a unique silhouette to a building, especially when accompanied by other ornate castings like decorative ear bands. Cast iron hopper heads also often provide an indication of the building’s age and are especially important to the architectural value of a property.

During the Victorian and Edwardian times they were commonly used to put a stamp on a property by displaying either a date, coat of arms, an emblem or initials in imitation of the lead hopper heads that proceeded them, as well as providing an effective way of collecting rainwater.

Maintenance and repairs

Neglecting a property’s rainwater disposal can cause serious structural deterioration, especially with old buildings. Regular inspection could prevent the need to spend hundreds of pounds at a later date on dealing with a serious outbreak of dry rot in timber roof trusses or a flooded basement or ground floor because of a blocked drain. Forgetting to remove the debris from hopper heads, flat roofs and drainage channels and also not removing the vegetation from behind down-pipes or ignoring leaky gutters have become major causes of concern for conservation organisations. The Society for the Protection of Ancient Buildings (SPAB) even launched a national gutters day, to encourage property owners to inspect their gutters and keep buildings free from damp and structural damage.

Cast iron is a strong material which, if correctly designed and maintained, can be one of the most durable elements of the building fabric. However, if the paint layer which protects it is neglected, the underlying metal will rust and eventually fail, particularly if poorly detailed. Moulded gutters supported by a stringcourse (usually in imitation of acornice) are particularly vulnerable as the stringcourse catches the moisture and two faces of the gutter are inpermanent contact with damp brickwork.

Traditionally, cast iron was protected by applying two top coats of lead-based oil paints over a coat of primer, but thesetraditional paint systems dry slowly and are highly toxic. Today, there is a wide choice of paint systems, each offering different advantages. Modern alkyd- based oil paints are the most common, applied in two coats over a zinc-richprimer. (Three top coats may be necessary in more aggressive environments such as coastal areas.) When repainting, make sure that all areas of paint that are in poor condition are properly covered; patches of missing paint should beprimed and re-primed before painting. Particular care should be taken when dismantling sections of guttering because cast iron is a brittle material, and joints must not be forced.

Where rainwater goods have been badly neglected it may be necessary to remove all the paintwork and rust by carefully shot blasting the surface to strip it back to the bare metal. Only then can the condition of the metalwork be examined to determine the level of decay. Shot blasting is a highly skilled job as too much pressure can cause fracturesand the cast iron will crack. In the case of the most important historic buildings it may be a requirement of listed building consent to have paint analysis undertaken first, so that this important aspect of the building’s history is not lost. In any event it is always advisable to at least record the colour of the old paint so it can be restored back to its original colour.

Replacement parts

If a section of the rainwater system is beyond repair, the SPAB suggests that replacements should usually be made of the same material as the original. However, finding a replacement for a particular profile can be difficult, as cast iron has been used since the 19th century for gutters, down-pipes and rainwater systems and, over this period rainwater systems were produced by many different foundries, few of which still remain. Sometimes the only solution is to make replicas.

A recently restored original hopper head in Walthamstow High Street, London was copied to its original Victorian design in order to produce a small number of replicas for a heritage economic regeneration scheme. The reinstatement of the hopper heads was an integral part of putting back unique historic features to Walthamstow High Street and the original hopper head had so much historical value it was hand delivered by the Heritage Projects Officer to the factory.

The hopper head was found to have suffered so much weather damage that it had to be shot blasted back to the bare metal. On examination it was found that the metalwork was still intact and could be repaired and also replicated. To ensure that the details were perfectly matched, the decorative pattern of the original was hand carved into wood to create the moulds for the replicas. Both the original and replica hopper heads were then painted to protect them fromrust.

In sensitive situations where historical gutter cannot be removed, it may be necessary to copy a pattern in situ by making an accurate template. This was the case with the restoration of the rainwater system on Brighton and Hove Museum, where the guttering was an unusual profile.

Installation

Joints in cast iron rainwater pipes do not need be sealed because the upper pipe runs inside the socket of the lower pipe, preventing leaks, and an unsealed pipe will be easier to dismantle and repair in the future. Generally, all that is required is three lead wedges placed between the socket and the spigot to centralise and secure it, although many installers choose to seal the void using low modulus silicone sealant. Gutters, on the other hand, must be sealed.

In the past the joints were caulked using red lead putty, but this material has now been replaced by low modulus silicone sealants.

The sealant is spread evenly within the gutter socket before placing the gutter spigot into the socket and bolting themtogether with stainless steel or zinc-plated screws and washers. The nuts should be lightly tightened onto the washers to avoid damaging the paint. Finally, any excess sealant should be removed. Typical fixings for an eared rainwater pipe are large headed pipe nails but alternatively, rawl bolts or coach screws can be used. Whichever type of fixing is chosen, it is important that it is made of stainless steel, as rusting steel buried in masonry can cause the masonry tocrack. Uneared pipes can be fixed by drive-in spike, built-in holderbat or ear-bands.

Before fixing the system to old fabric, it is important to survey the structure carefully, including any roof timbers or fascia boards affected, as well as the masonry below. As with any drainage system, cast iron gutters and pipes must be fixed to sound material. Bear in mind that this material may also have to support the additional weight of a potential build up of ice and snow in the winter months. If the system has leaked in the past, it may be necessary to carry out local repairs to make the structure watertight and to ensure that the fixing points are sound before proceeding. Repairs to historic structures will require skills and materials to match those used historically, and in most cases will require the services of a contractor who is familiar with the use of lime mortar repairs.

Once the rainwater system or part of has been installed, it should be water tested using a hose or watering can tocheck there are no leaks and that the walls remain dry.

New cast iron rainwater systems

Where the original rainwater system of an historic building has been replaced by an inappropriate modern system in, for example, grey plastic or extruded aluminium, it may be appropriate to introduce a system which is more in keeping with its character. Traditionally detailed designs in cast iron or cast aluminium will often be the most appropriate solution for 19th and early 20th century buildings, and in many cases they may also be appropriate for older buildings. Cast iron is particularly well suited especially for historic buildings and is a popular choice for all drainage systems. not only does it have many design possibilities, it also offers strength, durability and longevity.

However, there will be cases where only lead will suffice, particularly on pre-19th century buildings and churches, and in certain cases it may even be preferable to have no system at all. Thatched buildings in particular almost invariably rely on broad eaves and careful ground treatment below to drain the water away. Each case will have to be judged on its own merits. The positioning of new down-pipes on an old building is usually determined by the location of the ground level gullies, although manufactured or bespoke swan necks and bends allow more flexibility. The gutters should be laid to a shallow fall to the down-pipes which should be vertical. Ideally, all rainwater goods should always project clear of the fabric so that when leaks or blockages occur, the rainwater does not come into contact with it.

The paint applied to new cast iron rainwater systems at the foundry is only a transit finish so the system will need to be carefully painted to avoid rusting before it is installed with any bare or cut metal primed accordingly. Once the rainwater goods are dry they can be installed.

It is easy to forget about your rainwater system after replacing or repairing failed sections but it does need to be maintained and inspected at least twice a year. Even though cast iron rainwater goods have a superb life span, both new and old examples still need to be looked after, especially for their historical value. However, it does not matter whether the property is a hundred years old or brand new, the message is the same: ‘maintaining your rainwater system contributes to the external appearance of the building as well as keeping it free from damp and structuraldamage’.

We’re Facing a Plastic Crisis

You’ve probably read about the damage plastic has been causing over the past few years. Our reliance on single-use plastics has led to vast swathes of the world’s oceans being polluted with microplastics, which in turn is impacting ecosystems and the flora and fauna within. PVC rainwater goods are undoubtedly cheap to mass manufacture, but that lack of cost comes at a greater cost, ecologically. Another issue is the relative frequency with which PVC rainwater goods need replacing.

Short Shelf Life

Another issue with PVC rain goods is that their cheapness to manufacture is unfortunately reflected in the brevity of their practical lifespan. Most PVC pipes will, at the very best, last for a decade or two before, before they need replacing once more. What’s the Difference Between Spigot and Socket Ends?

There’s lots of different terminology in the world of cast iron; from half pipes to ogee gutters, and from hopper heads to wooden pipe bobbins, and everything in between. Amongst the most commonly mixed up cast iron components, however, are spigot and socket ends. In this blog, we’ll be looking at what exactly these both are, as well as how they differ from one another. The simplest way of thinking about it is in a male/female context, as we’ll now see.

What are Socket Ends?

Socket ends can be thought of as the female connection in the joint between two cast iron pipes or other cast iron accessories. The socket end is the end into which the spigot end (of another pipe) fits. An example of a socket end can be seen here .

What are Spigot Ends?

Spigot ends are the male connection in the joint between two cast iron pipes, with the spigot end fitting into the socket end. An example of a spigot end can be seen here .

What Other Types of Joint Are There?

Spigot/socket joints are common, particularly in the case of cast iron pipes, but they’re far from being the only joint type. Other frequently seen joint types include: flanged joints, expansion joints, flexible joints, collar joints and screwed and socket joints.

Flanged Joints

Flanged pipes are joined together using external screws, rather than one end fitting into the other.

Expansion Joints

These joints are typically used in instances where there’s a particular need to absorb vibrations and shocks.

Flexible Joints

These are usually made using rubber bellows to enable flexibility (hence the name) and are therefore most commonly used in instances where the piping will be exposed to movement of any kind.

Collar Joints

Collar joints are typically used in large diameter pipes such as sewers. They comprise a ‘collar’ which encases the two adjoining pipes.

Screwed and Socket Joints/Threaded Union Joints

Two sections of pipe with threaded ends are connected via a ‘threaded union’ – essentially a small piece of metal with two threaded sections, separated by one metal nut, which each pipe can screw into. This joint is particularly useful for piping which regularly needs to be disassembled for whatever reason.

Joint Accessories

What Paint Should I Use On My Cast Iron Rainwater Goods?

Cast iron is a strong, durable and highly versatile material. If the metal is exposed to oxygen, however – which it will be during use – then it’s prone to rusting. That’s why it’s essential that your cast iron rainwater pipes are coated, to create a buffer layer between the elements and the base metal. For this purpose, we use a primer, an iron oxide paint, and then a final finishing coat of paint. In this blog, we’ll show you exactly which kinds of primer and paint you should be using to keep your pipes pristine and protected.

Step 1: Two Coats of Zinc-Based Primer

As a metal, zinc is far less prone to rusting and corrosion than iron – around one hundred times slower, in fact. Two layers of a zinc-based primer, therefore, will give your cast iron an even greater amount of protection against the elements. Zinc-based primers are relatively inexpensive and can be purchased at hardware and DIY stores.

Step 2: One Coat of Micaceous Iron Oxide

A layer of micaceous iron oxide helps further prevent corrosion from occurring, and also helps prevent other undesirable issues such as cracking, blistering and peeling. You can purchase micaceous iron oxide from most major commercial hardware stores and wholesalers.

Step 3: Two Coats of Gloss Paint (Typically Black)

The final layer to add is the paint that’s applied, not only for aesthetic purposes, but again to provide an additional layer against corrosion. The glossy nature of the paint helps give your pipes that high-quality looking sheen you’re after. Although traditionally cast iron rainwater pipes have been finished with glossy black, that’s not to say you can’t also look at other options if you’re looking to rock the boat a little. That said, why tamper with a good thing?

When to Retouch Your Pipes

If you ever notice any scratches, scuffs or any other small damaged areas on your cast iron rainwater pipes, then you should reapply some paint so as to protect the exposed area from rusting or other weathering-based damage. For more general maintenance, you should look to apply a fresh coat of paint every one or two years. A periodic maintenance regime for your cast iron rainwater goods will keep them working optimally.

What Paint Shouldn’t You Use?

Just as there are certain paints you should look to use when you’re painting your cast iron pipes, there are also paint types you should absolutely steer clear of. As a rule, for instance, you should never use water-based paints on your cast iron rainwater goods. Nor should you use acrylic or latex paint.

What is Centrifugal Casting?

Centrifugal casting (also known as rotocasting) produces high-quality, machined cylindrical component parts. Molten metal is poured into a rapidly spinning mould, the centrifugal force of which can be tightly controlled and therefore produce parts of high accuracy and precision.

Centrifugal casting leads to the liquid metal solidifying in a predictable, uniform direction which prevents defects from forming in the moulded part’s walls. Centrifugal casting is typically used for moulding metals, glass and sometimes concrete.

Why is Centrifugal Casting Better for Pipes?

Centrifugal casting is better for cast iron pipes because they should be straight and with consistent thickness. Centrifugal casting ensures that the interior of the pipe will have no blockages or obstructions that prevent water flowing properly.

This method of casting also produces an even surface finish over the length of the pipe. What’s more, centrifugally cast metal with the socket made as part of the pipe, rather than as an additional component, improves the pipe’s integrity and efficiency.

Are There Any Other Advantages?

Centrifugal casting almost always produces material of greater quality and purity due to the way the centrifugal process works. The pressure caused by the centrifugal force separates the denser metal from any impurities. These impurities gather at the centre of the bore, and can be removed in the machining process post-casting, leaving a highly pure metal pipe. Furthermore, for the quality of the metal it produces, centrifugal casting is highly cost-effective.

How Long Does Centrifugal Casting Take?

Centrifugal casting typically takes anywhere between 16 and 72 hours, depending on how long the cooling process takes.

Does Centrifugal Casting Have Disadvantages?

The main drawback of centrifugal casting is that only cylindrical shaped components can be manufactured. What’s more, not all alloys can be cast using this casting process. On the whole, however, it’s an efficient and high-quality means of manufacturing pipes.

Can Centrifugal Casting Be Used for Half Pipes?

Yes! A whole pipe is cast centrifugally, and then that is split in half to create the half pipe, but with all the advantages (integrity, purity, etc.) that come with centrifugal casting.

Joint Sealant

If you’re using a traditional cast iron drainage system - or any for that matter - then you need to have a ready supply of joint sealant in your shed; when used in conjunction with caulking cord (which is the next item on this list) joint sealant can plug any leaks, and help repair any damage your pipes might have sustained. Caulking Cord

Caulking cord, also known as rope caulk, is a highly pliable material that’s used to help block gaps, leaks, holes and other damaged areas. The cord is laid around or placed over the area in question that needs repairing, and then sealed into place using the joint sealant (mentioned previously). Caulking cord is typically sold per metre, and - as a rough estimate - a 4” joint would require approximately 4 metres to properly caulk.

Wire Downpipe Balloon

Wire balloons for downpipes help regulate drainage, and ensure a fast flow rate is maintained. These deceptively simple contraptions comprise a hollow wire sphere/balloon shape, which is inserted into the top of a downpipe to prevent it from becoming clogged with leaves or other organic matter. Cheap, but incredibly effective, we’d say that these metal frames are a must-have for any drainage system.

It’s important to keep your drainage system in shape, however you can. A well-made set of drainage pipes and joints will stand you in good stead, but they still need to be looked after from time to time. After all, a well-looked after car is going to last longer than a beaten-up, old banger…

When most people think of rainwater pipes, they tend to think of round PVC offerings, but rainwater pipes not only come in different materials, such as cast iron, but different profiles too, including both rectangular and square options. In this blog, we’re going to look at just some of the reasons you might want to consider rectangular or square pipes, rather than the more common circular alternative.

Rectangular Pipes

Rectangular rainwater pipes are a great option for larger properties - whether domestic or commercial - given the larger flow rates they enable. Rectangular pipes are imposing and make a statement wherever they’re placed, and they’re equally well-suited to both modern homes and more traditional buildings, alike.

These days, rectangular pipes tend to be made from aluminium, the clinical shine of which puts many people off; our cast-iron rectangular pipes, by contrast, are finished in a lustrous black which adds class and style to any building’s facade.

One of the (many) reasons cast iron pipes are so good is that they almost completely deaden the noise of the water rushing through them. Unlike PVC pipes which can be incredibly noisy, the metal of cast-iron pipes absorbs sound, and we’d be surprised if you could hear anything at all from them. Cast-iron rainwater pipes, whatever shape they come in, also have the benefit of looking great on the outside of your property; they have a heft and tangible ‘solidness’ that makes them much nicer on the eye than plastic guttering.

Alongside their noise-reducing qualities and aesthetic appeal, cast-iron pipes also last an incredibly long time when compared with PVC alternatives. Aside from an occasional clean and check over, your cast-iron pipes should last, repair free, for years, decades even - in fact, we always say that, so long as they’re properly maintained, the pipes that we sell should easily last a staggering 80 years.

Maintaining your rainwater goods

It is important to remember the maintenance of your property and in particular your gutters and pipes. Metal & Glass encourage all Listed Property owners to ensure their properties are ready for the winter and that rainwater systems are replaced or repaired.

It is easy to take refuge from the wind and rain inside your property once the autumn leaves have been swept from the path and the garden furniture has been put away, but neglecting your property’s rainwater disposal can cause serious structural deterioration. November hosts the annual SPAB National Maintenance Week when spending a little time inspecting your rainwater system and drains could save you from having to spend hundreds of pounds at a later date. Clearing the leaves, plants and silt from hopper heads, flat roofs and drainage channels is a much cheaper option than dealing with a serious outbreak of dry rot in timber roof trusses or with a flooded basement or ground floor because of a blocked drain.

Once the debris has been removed, the next step is the removal of all the vegetation from behind downpipes by cutting it back or removing the plant altogether. If the weather is dry, look out for stained brick work which will indicate that there may be a blockage or leak. It is also advisable with old cast iron and aluminium rainwater goods to use a hand mirror to look behind rainwater pipes for splits and cracks. A heavy downpour is no excuse to finish your inspection as this is the perfect time to check whether water is coming out of leaky joints or if the gutter junctions are watertight. If your gutters are sloping the wrong way water will be discharged onto the wall, therefore they may need to be re-fixed or the brackets replaced. It is imperative to keep the building free from damp as if water continually runs down an outside wall it will eventually cause structural damage.

Preserving and maintaining a rainwater system also contributes immensely to the external appearance of a property. It is not always necessary to replace the whole rainwater system as a failed section can be replaced. Metal & Glass suggests that where sections are beyond repair, replacements are made of the same material as the original which is normally cast iron or sometimes lead with older buildings. However, this may be problematic as Paul Trace, Director of Metal & Glass explains:

“Cast iron has been used since the 19 ^th century for gutters, downpipes and rainwater features. Traditionally one would be able to source a replacement piece for a rainwater system from a local foundry to match a particular pattern given to a city or county but unfortunately the majority of local foundries no longer exist, making it more difficult to obtain a particular profile. However, there are a number of traditional cast iron gutter and downpipe profiles which are sympathetic to the architectural needs of an historic building.”

It should always be the aim of period property owners to restore the original rainwater system as part of the building’s architectural heritage. A weather damaged section can be taken to a foundry and shot blasted back to the bare metal and repainted. This also applies to rainwater features such as hopper heads or rainwater heads as they are commonly known.

During the Victorian and Edwardian times cast iron hopper heads were used as an ornate feature to add character and intricate architectural detail to buildings as well as providing an effective way of collecting rainwater. A hopper head can often indicate a building’s age as it may display a date, coat of arms, an emblem or initials and therefore is a very important contribution to the building’s architectural heritage. If a hopper head has suffered weather damage it can also be shot blasted and repainted by a professional foundry. It is advisable to take note of the colour of the old paint before the hopper head is shot blasted so it can be restored back to its original colour.

Where there is only one surviving hopper head, cast iron foundries can replicate the original to produce a matching pair. This skilled process is achieved by hand carving the decorative pattern onto wood supported by a rigid framework and then pouring resin into the carving. Once the resin is hard it is taken off to produce an exact cast into which the molten iron is then poured to produce an exact replica hopper head.

Where sections need to be replaced, the installation of rainwater goods should always be carried out by a competent person and the location of the installation should be thoroughly surveyed beforehand to accurately quantify the goods required and to determine the access equipment needed, noting any potential hazards that may arise during the installation. The existing installation can then be removed and the timber and masonry substrates inspected, repaired and redecorated as necessary to provide sound fixing locations for the new rainwater goods.

Cast iron rainwater goods should be carefully painted to avoid rusting before they are installed with any bare or cut metal primed accordingly. Once the rainwater goods are dry they can be installed.

The positioning of the downpipes is usually determined by the location of the ground level gullies, although manufactured or bespoke swan necks and bends allow more flexibility. The gutters should be laid to the shallow fall to the downpipes which should be vertical. Once the rainwater systems or part of have been installed it should be water tested using a hose or watering can to check there are no leaks and the walls are dry.

It is easy to forget about your rainwater system after replacing or repairing failed sections but it does need to be maintained and inspected as least twice a year. Even though cast iron rainwater goods have a superb life span they still need to be looked after, especially for their historical value. However, it does not matter whether the property is a hundred years old or brand new, the message is the same:

‘Maintaining your rainwater system contributes to the external appearance of the building as well as keeping it free from damp and structural damage’.

Top Tips and Advice on Maintenance and Preservation of Your Cast Iron Rainwater Goods

If you own or manage a historic building; whether that be a listed property or a heritage site, then the chances are its drainage may well be cast-iron in composition. This sturdy and, in its own right, beautiful building material enhances the appearance of any historic building’s exterior, but it’s important that it’s looked after and maintained properly in order to maximise its lifespan. With that in mind, we’ve put together some top tips and advice on how to preserve your cast iron rainwater goods.

1. Regular Cleaning is a Must

The most important aspect of looking after your cast iron rainwater goods is cleaning them regularly. This becomes particularly important around autumn, when leaves shed from trees are more likely to clog up your drains and guttering. It might also be worth purchasing a pot of ‘ touch up’ paint for your cast iron gutters, so that you can repaint any patches that may be flaking, and so better protect against corrosion and weathering.

2. Fit a ‘Wire Balloon’

It’s much harder to deal with clogged-up downpipes than it is horizontal guttering, and as with so many things in life, prevention is better (and easier) than cure. What you can do, therefore, is insert what’s called a ‘ wire balloon’ at the inflow to your downpipe which catches leaves and other detritus before they enter the downpipe, thus preventing clogging and making cleaning much easier. Inexpensive and effective, these are one of the best investments owners of historic properties can make in keeping their drainage in good working order.

3. Repair or Replace?

If you can, repairing cast iron pipes is preferable to replacing them. That way, the building’s heritage can be preserved and continued as fully and responsibly as possible. That’s not always possible, of course, and where replacement is necessary (in the case where a drainage system is damaged beyond repair) then like-for-like materials should be used. PVC pipes, for instance, are entirely out of keeping with most historic buildings, and will thus detract from a property’s heritage and overall ‘historic fabric’.

4. Check for Leaks after Heavy Rain

If ever there’s a period of heavy rain, then it’s worth checking your guttering for signs of leakage; these, if small, can usually be patched up with cast iron repair paste, or an epoxy resin/sealant of some kind. If the leak is more substantial, then it’s worth getting a professional plumber in to assess it for themselves.

If you’re lucky enough to live in (or manage) a historic property, then make sure you take care of those cast iron gutters, they’re important! This often-overlooked aspect of a property tends only to ever really get noticed when something goes wrong.

In light of the recent Coronavirus pandemic, many people have been looking to move home, particularly from urban to rural areas. This outward migration is seeing families take on old country cottages, farmhouses and even more unique buildings like old windmills and schoolhouses.

Unfortunately, picturesque though these properties typically are, they also usually need a lot of work - and sometimes also have various restrictions on the kind of work that’s allowed. Fortunately, we can help with that - at least with the external guttering and rainwater system.

Using Sensitive Building Materials

Because, whilst you can get what’s known as ‘retrospective consent’ for works carried out without the appropriate permissions, it’s an almighty faff and that consent is by no means guaranteed. When it comes to cast iron, there are a fair few myths that frequently get flung around. From the idea that it’s maintenance-prone, through to its value-for-money (or supposed lack of), cast iron gets an unfairly bad rep. We’re here to dispel some of those myths and set the record straight, setting some cast iron truths in the process…

1. Cast Iron Requires ‘Regular Maintenance’

Cast iron requires no more maintenance than any other building material. Now, obviously, the better you look after it, the longer it’ll last, but that’s not something which is exclusive to cast iron. Using cast iron drains, for instance, provided you keep them relatively clean, and prevent dirt from overly building up, then there’s no reason why your pipes shouldn’t last up to 100 years!

2. Cast Iron is ‘No Longer Available’

Another myth seemingly constantly touted by tradespeople is that cast iron simply isn’t available anymore. Again, we’re not really sure where this myth has come from because there’s as plentiful a supply as ever, and there’s certainly enough to match industry demand.

Period property owners risk damaging homes by choosing cheap rainwater systems

From North to South, East to West, the UK has approximately half a million Listed buildings. In addition there are numerous period properties dotted around the country in conservation areas and areas of outstanding natural beauty. These buildings form an important part of our countries history and provide a valuable insight into techniques and designs from years gone by.

Organisations such as English Heritage exist to protect and promote England's spectacular historic environment and ensure that its past is researched and understood. Supporting this work are the likes of SPAB; The Society for the Protection of Ancient Buildings which was founded by William Morris in 1877 to counteract the highly destructive 'restoration' of medieval buildings being practised by many Victorian architects.

Today SPAB is the largest, oldest and most technically expert national pressure group fighting to save old buildings from decay, demolition and damage. They represent the practical and positive side of conservation and have a firm set of principles about how old buildings should be repaired and the practical knowledge to show how these can be put into effect.

Their successes are visible across the country. Thousands of historic buildings survive which would have been lost, mutilated or badly repaired without their intervention.

Yet for all these success stories there is still a growing number of period property owners ignoring the past and using inappropriate materials to renovate or refurbish buildings that have stood proud for decades. With budgets currently being squeezed by the economic downturn and an ever increasing range of ‘fake/effect’ products coming onto the market, there is a real risk of these buildings being stripped of the very materials that create their charm and character.

Today, homeowners can choose from fake lead products, pre-fabricated chimneys, cast iron effect rainwater systems and modern bulky rooflights claiming a ‘conservation style’. With budgets tight these types of products are obviously tempting to period property owners, particularly as many of the manufacturers also claim that these modern materials even offer much coveted environmental benefits.

As a Director of Metal & Glass Ltd, I have seen first hand the onslaught of plastic rainwater goods trying to emulate the benefits of cast iron. It is certainly true that today these alternative modern materials have made great advances from a few years ago but they still have a long way to go before offering anything like the benefits provided by cast iron. Reliable cast iron has proven its worth over the years in demanding applications, a historical track record unmatched by substitute materials.

A building contractor once said to me that ‘if plastic guttering had been available to the Victorians, they would have used it’. Whilst we will never know whether this might have been the case, we can be reasonably certain that it would not have stood the test of time in the way cast iron has.

It appears the reason for using plastic over cast iron is firstly price and second that it does not require painting. This in itself contradicts the reason why many people choose a period property in the first place. I cannot think of a single customer who chose to own a period property because it was cheap or did not require any maintenance. These buildings have history, need care and are usually a labour of love for the owner.

The Listed Property Owners Club is an organisation helping Listed property owners to be kept informed about their rights and responsibilities. Membership gives access to detailed advice, information and support for just about every conceivable issue associated with ownership.

There are many product manufacturers that have identified a potentially lucrative market in the refurbishment of older properties. They have taken existing products, designed for modern applications and pushed them as something they are not. A prime example is the conservation skylight, where cheap bulky framed rooflights that sit proud of the roof line have a plastic bar screwed to the front to give a so called conservation effect. Unfortunately a large number of owners and building contractors are choosing this type of product over genuine conservation rooflights; based not on quality but price.

Whatever company you purchase your products from, it is important that you choose the right materials. When making decisions about whether to use modern alternatives you should remember those quirky period features that originally attracted you to the property. By choosing inappropriate materials you may save money in the short term but this could be at the expense of the original period character and ultimately reduce the value of the property.

Rainwater Drainage “From the Past, for the Future”

The drainage and guttering market has matured considerably over the past 20 years and there are now many more product choices for consumers to consider.

Despite the influx of new materials it appears that the benchmark for rainwater systems is still cast iron. Cast iron rainwater goods were introduced in the late 18 ^th Century as an alternative to lead. As well as being easier to produce, the material enabled eaves gutters to be installed more simply, since lead could only be used in this location as a lining for timber gutters.

Many modern materials focus on replicating the appearance of cast iron but those materials can vary rarely offer any of the benefits. Cast iron gutters and pipes offer great strength and durability, a proven history of long life, low noise operation and fire resistance. Most old buildings have cast iron rainwater systems that should be maintained and preserved however; these inherent benefits make cast iron an ideal choice for both traditional and modern installations.

It is not uncommon to see modern alternative products marketed with terms like low maintenance or easy to install and cost effective. It has even been said that ‘plastic guttering systems provide a way of achieving a traditional look with modern convenience’. These terms tend to refer to possible cost savings rather than any real product benefits. It is also difficult to quantify the benefits of modern convenience over traditional build quality.

It is worth remembering that all rainwater goods will require some element of maintaining to ensure they are unblocked by debris and remain functional. No rainwater system cleans itself. Today most suppliers of cast iron rainwater systems offer products in both primer or pre-painted with a 10 year protective coating. When describing modern materials, the term ‘cost effective’ is used rather than simply saying cheap. There is no doubt that the initial cost of many modern materials is less than cast iron but you might be surprised to know that over its lifespan, cast iron will cost around a third of plastic.

It is easy to forget about your rainwater system but it does need to be maintained and inspected at least twice a year regardless of the product material. It does not matter whether the property is hundreds of years old or brand new, the message is the same; ‘maintaining your rainwater system contributes to the external appearance of the building as well as keeping it free from damp and structural damage.

The preservation of rainwater systems

Paul Trace, Director of Metal & Glass Ltd explains why preserving and maintaining a rainwater system contributes immensely to the external appearance of a property and prevents structural damage.

The majority of old buildings have cast iron gutters, downpipes and hopper heads which should be preserved and regularly maintained as part of the buildings heritage and original character. Decorative features like hopper heads, or rainwater heads as they are more commonly known, are especially important to the architectural value of a property as it is often an indication of the buildings age. For instance, during the Victorian and Edwardian times cast iron hopper heads were commonly used to put a stamp on a property by displaying either a date, coat of arms, an emblem or initials as well as providing an effective way of collecting rainwater.

Preserving and maintaining a rainwater system not only contributes immensely to the external appearance of a property it could prevent serious structural deterioration. It is not always necessary to replace the whole rainwater system as a failed section can be replaced. The Society for the Protection of Ancient Buildings (SPAB) suggests that where sections are beyond repair, replacements are made of the same material as the original which is normally cast iron or sometimes lead with older buildings. However, this may be problematic.

Cast iron has been used since the 19 ^th century for gutters, downpipes and rainwater features. Traditionally one would be able to source a replacement piece for a rainwater system from a local foundry to match a particular pattern given to a city or county but unfortunately the majority of local foundries no longer exist, making it more difficult to obtain a particular profile. However, there are a number of traditional cast iron gutter and downpipe profiles which are sympathetic to the architectural needs of an historic building.

It should always be the aim to restore the original rainwater system as part of the building’s architectural heritage. A weather damaged section can be taken to a foundry and shot blasted back to the bare metal by a professional and repainted. This also applies to rainwater features such as hopper heads or rainwater heads as they are commonly known. It is advisable to take note of the colour of the old paint before the hopper head is shot blasted so it can be restored back to its original colour.

Where sections need to be replaced, the installation of rainwater goods should always be carried out by a competent person. The location of the installation should be thoroughly surveyed beforehand to accurately quantify the goods required and to determine the access equipment needed, noting any potential hazards that may arise during the installation. The existing installation can then be removed and the timber and masonry substrates inspected, repaired and redecorated as necessary to provide sound fixing locations for the new rainwater goods.

Cast iron rainwater goods should be carefully painted to avoid rusting before they are installed with any bare or cut metal primed accordingly. Once the rainwater goods are dry they can be installed.

Maintaining your rainwater system contributes to the external appearance of the building as well as keeping it free from damp and structural damage.

British Brackets Provide Steely Character for Period Properties

Paul Trace from Metal & Glass explains why it is not only essential to choose the right bracket for an effective rainwater system but it is representative of the building’s heritage.

If you live in a period property then the chances are that you own a cast iron rainwater system. If so, it is vitally important to make sure that your gutters can withstand leaves, heavy rainfalls, high winds, snow, and anything else that the harsh weather conditions might throw at them.

One of the most common problems with failed gutters is poor alignment or sagging and this in turn can cause water to run down the side of a building causing damp and in time structural damage. Therefore, it is very important to make sure the brackets holding up the gutters are symmetrical, sufficiently strong and are the right profile for the guttering.

Not only should the brackets be strong enough, but they need to be the right profile for the guttering to be put up straight, otherwise it will twist and become inefficient in keeping water away from the foundations of a building.

A significant proportion of brackets being supplied today are imported from Asia but these tend to be less robust and use thinner gauge material than brackets made in Britain. For example, a British made bracket has a thicker cup (20 x 3mm as opposed to 20 x 2mm) and this is also the case with a rise and fall bracket which has a 10mm threaded bar welded to the cup instead of a 8mm one.

Arguably brackets made in Britain with the extra mm will cost a bit more money than the average off-the-shelf bracket but this is minimal compared to the costs of using a bracket that cannot hold the guttering up correctly.

Traditionally every village or town had a local blacksmith that would not only make horseshoes but also architectural fittings for the surrounding properties. Equally, a local foundry would make the rainwater goods for the area as well so replacing or repairing brackets on a historic property can be problematic as both foundries and local blacksmiths have declined.

For period properties with a cast iron rainwater system it is recommended that the brackets are either repaired or replaced with reproduction cast iron brackets in the same profile. However, mild steel brackets can be used but they need to be robust enough to hold up cast iron gutters and most modern day off-the-shelf brackets are only suitable for modern day materials. Again, choosing a British made bracket with a more substantial cup and thicker thread for a rise and fall bracket will provide a more robust solution.

A rise and fall bracket with a thick thread is also particularly useful where an old building has suffered from settlement and caused the roof to sway or swag. This irregularity of levels at the rafters can cause problems when fitting or repairing the gutter. A rise and fall bracket can be adjusted according to the rise and fall of the gutter. This is particularly useful with cast iron guttering, which is a lot more rigid than plastic, and would absorb the difference in levels. An existing fascia will also help the irregularity of levels, however, erecting a new fascia would not look in keeping with a period property. Where there is no fascia, a drive in rise and fall bracket will provide a sturdy support unless of course the whole roof is being replaced and a rafter rise and fall bracket can be used.

Many regions have an architectural style and require a particular replacement bracket, which stems from them originally being made at a local blacksmiths as previously mentioned. For example, Norwich City Council has their own design of repair bracket that has a fixing hole above the guttering as well as below. A regional style of bracket is also apparent in the architecture according to the climate as in the North of Scotland where Rhone brackets, which are top rafter brackets, are used. One can assume that side fixings are not used because the weight of the snow might apply too much pressure, whereas top fix rafter brackets are stronger.

Of course these are just some examples of the bracket profiles that are still made in Britain and representative of our distinctive architecture and heritage. With the decline of the local blacksmith it is important these unique profile brackets are still made by traditional methods and can also be bespoke rather than standardised through being mass-produced for cost effectiveness.

Top tips to keep your cast iron rainwater system in good working order:

• Every spring and autumn, clear any plants, leaves and silt from gutters, hopperheads, flat roofs and drainage channels

• Look for blocked downpipes (best done during heavy rain to see water coming from any leaky joints - in dry weather look for stained brickwork)

• Keep gullies at ground level clear and have them cleaned out if necessary

• Remove vegetation from behind downpipes by cutting back or removing the plant altogether

• Use a hand mirror to look behind rainwater pipes as splits and cracks in old cast iron and aluminium often occur there and are not easily noticed

• Fit bird/leaf guards to the tops of soil pipes and rainwater outlets to prevent blockages

• Check that gutters junctions are watertight by watching them in rainy conditions

• Have gutters refixed if they are sloping the wrong way or discharging water onto the wall

• If sections are beyond repair, make sure that replacements are made of the same material as the originals (on older houses, this is sometimes lead, but more usually cast iron)

• Regular painting of cast iron is essential to prevent rust

• Always wear protective gloves when necessary and act safely and responsibly.

Metal & Glass supply cast iron rainwater goods for major restoration project at St Sylvester’s Church

St Sylvester’s Church in Chivelstone has a rich and long history. The earliest reference to Chivelstone is in the Domesday Book, where it is listed as one of three manors, all held by Juhel de Bretagne, Lord of Totnes. The exact date of consecration is unknown, but a church has definitely stood on this site since the end of the 13th century. The tower and chancel are part of an older structure, but around 1536 the nave and aisles were rebuilt.

The church has weathered well over the centuries but as is the case for all buildings of a certain age, the creaks and groans of the passing years has taken its toll. To address this, a stalwart group of parishioners secured funding from the National Lottery Heritage Fund to manage the repairs and restoration of this historic and beautiful place of worship.

Following the Lottery Grant and various other fundraising, the parish group appointed Westcountry Stonemason as the main contractors and the repair and restoration works began in January 2021.

The list of restoration works was extensive and would involve cleaning the medieval pulpit (carved from a single piece of oak), stabilising, underpinning and rebuilding the front walls, partially rebuilding the vestry wall and repairing the cracks and repointing the main body of the church and its tower with lime mortar.

Immediate repairs were required to halt water ingress in the tower and main walls. This would involve extensive repairs to the South Porch and South windows, and the replacement of the cast iron rainwater system. A job which required specialist materials supplied by cast iron rainwater specialists, Metal & Glass Ltd.

Following a site visit, Metal & Glass were able to supply Westcountry Stonemasons with all the materials required for the replacement of the Church’s rainwater system, including specially moulded gutters, pipes and bespoke stainless steel brackets. In addition to the guttering and pipes, Metal & Glass Limited were able to provide a number of hopper heads including a large 762x235x200mm rectangular design for the Bell Tower. Other bespoke pieces included 316 stainless steel gutter brackets, plinth offsets and a 1250mm projection side offset.

All designed specifically to match the original design and satisfy the local conservation officers.

With the changes to the UK climate in mind, La Page Architects decided to uprate the capacity of the rainwater system to build in greater resilience to what is likely to be a much increased amount of rainfall over the next 100 years. Whilst it was essential to retain a cast iron rainwater system they were able to specify a larger 150mm x 100mm moulded gutter profile which was supported by 150mm x 100mm rectangular rainwater pipes. With the guttering providing a flow rate of 2.2 litres per second and the pipes 15.2 litres per second, the system will be able to remove the rain effectively and keep it away from the fabric of the building.

With works now nearing completion Westcountry Stonemasons has successfully and sympathetically restored St Sylvester’s Church – a task which will preserve the building into the next century and beyond.
